Predmet prodaje je nepozidano stavbno zemljišče, ki ga tvorijo 3 parcele z ID znaki: parcela 665 362/2, parcela 665 362/4 in parcela 665 362/6, ki skupaj merijo 3.347 m2.
Zemljišče je zatravljeno, ravninsko ter se po namenski rabi uvršča med območje centralnih dejavnosti. Zemljišče je del OPPNja - novo stanovanjsko območje med Industrijsko ulico in Ruškim potokom (cona S8). Iz grafičnih podlag in odloka OPPN izhaja, da je na tem mestu predvidena gradnja trgovskega ali športnega objekta - oznaka objekta G (etažnosti K+P+2), kjer bi klet predvideli za podzemno garažo. Možna je tudi dopolnitev in gradnja objekta za bivanje.
Pogoji gradnje - iz odloka OPPN:
• objekt je novogradnja okvirne velikosti do 56 × 75 m v skladu z gradbeno črto in mejo;
• streha objekta je minimalnega naklona (ravna), eno ali dvokapnica;
• maksimalna etažnost objekta: P+2, pri etažah je upoštevana standardna višina športne dvorane;
• ob objektu je nad vhodom možno postavljati funkcionalne nadstrešnice širine vhoda.
V primeru gradnje objektov z drugačno namembnostjo (bivanje ali dejavnosti iz priloge 1 tega odloka), veljajo za oblikovanje naslednji pogoji:
- objekt je lahko eden, dva ali več;
- višina objektov je maksimalno P+3, streha objektov se izvede kot ravna, eno ali dvokapnica;
- objekti se poravnajo z gradbeno linijo, kot je razvidno iz kartografskega dela tega odloka;
- faktor pozidanosti zemljišča je do 0,35;
- faktor izrabe (FSI) je maksimalno 1,4.
Dostop do nepremičnine bo urejen po novi cesti preko sedanjih parcel z ID znaki: parcela 665 362/5, parcela 665 363/2 in parcela 665 364/4, ki so v OPPN predvidene za vstopno točko iz Industrijske ulice. V neposredni bližini bo potekala vsa javna infrastruktura, katere izvedba je predvidena v sklopu ureditve ceste: vodovod, kanalizacija, elektrika in telekomunikacija.
K ceni se prišteje še 22% DDV.

Stranke obveščamo, da si DSU pridržuje pravico, da v postopku prodaje ne izbere nobenega ponudnika oz. z nobenim ponudnikom ni dolžan skleniti prodajne pogodbe za pogodbeni predmet ali stopiti v kakršnokoli drugo pravno razmerje, četudi je ponudba enaka višini informativne (prodajne) cene ali višja. Prav tako ima DSU možnost za prodajo pogodbenega predmeta razpisati javno dražbo, e-dražbo, objaviti razpis za zbiranje zavezujočih ponudb ali s ponudniki, ki oddajo enako ponudbo, izvesti dodatna pogajanja.

Prodajalec bo končno ponujeno neto ceno nepremičnin, ki so obdavčene z DPN, sam pa jih je pridobil v sistemu DDV, povišal za popravek odbitka vstopnega DDV, ki bo nastal ob realizaciji prodaje izven sistema DDV tistim kupcem, ki nimajo pravice do odbitka celotnega vstopnega DDV, v skladu s 45. členom ZDDV-1.

The subject of sale is an undeveloped building plot consisting of 3 parcels with the following parcel IDs: parcel 665 362/2, parcel 665 362/4, and parcel 665 362/6, with a total area of 3,347 m².
The land is grass-covered, flat, and according to its designated use falls within an area intended for central activities/commercial use. The land is part of the OPPN (Municipal Detailed Spatial Plan) – the new residential area between Industrijska Street and the Ruški Stream (Zone S8). According to the graphical documentation and the OPPN ordinance, the construction of a commercial or sports facility is planned at this location – building designation G (with floors K+P+2), where the basement level is intended for an underground garage. Supplementary development and the construction of residential buildings are also possible.
Construction conditions – copied from the OPPN ordinance:
• the building shall be a new construction with an approximate maximum size of 56 × 75 m, in accordance with the building line and boundary limits;
• the roof shall have a minimal pitch (flat roof), or may be mono-pitched or double-pitched;
• maximum building height/floor structure: P+2, with standard sports hall height taken into account for the floors;
• functional entrance canopies may be installed above the entrance area;
• in the case of construction of buildings with a different purpose (residential use or activities listed in Annex 1 of this ordinance), the following design conditions shall apply:
- one, two, or several buildings may be constructed;
- maximum building height is P+3; roofs may be flat, mono-pitched, or double-pitched;
- buildings must align with the building line as shown in the cartographic part of this ordinance;
- maximum site coverage ratio: 0.35;
- maximum floor space index (FSI): 1.4.
Access to the property will be arranged via a new road across the current parcels with the following parcel IDs: parcel 665 362/5, parcel 665 363/2, and parcel 665 364/4, which are designated in the OPPN as the access point from Industrijska Street. All public utility infrastructure will be located in the immediate vicinity and is planned as part of the road development project: water supply, sewage, electricity, and telecommunications.
An additional 22% VAT will be added to the purchase price.
