The subject of the sale is an undeveloped building plot with identification number: parcel 664 395/1, cadastral municipality Bistrica pri Rušah, with a total area of 681 m².

Macro location
Ruše is a town and the administrative center of the Municipality of Ruše, situated on the right bank of the Drava River, approximately 13 kilometres west of Maribor. The settlement is dispersed and consists of several distinct centres. The town extends along the main Maribor–Dravograd road and the Maribor–Prevalje railway line, both of which represent important transport connections between the regions of Styria and Carinthia. Owing to its location between the Drava Valley and the forests of the Pohorje Hills, Ruše has for centuries served as a natural, economic, and cultural centre of the wider Lower Pohorje area.
Economically, Ruše is closely connected to Maribor, with many residents employed in the city, while industrial, craft, and service-oriented businesses also operate locally. During the 20th century, the chemical and metal-processing industries were particularly prominent.
Today, Ruše is also developing as a tourist and recreational destination, primarily due to its proximity to the Areh ski resort and the numerous natural attractions of the Pohorje region.
